Fourth Plain Commons

Fourth Plain Community Commons is a mixed-use space opening September 23 at 2200 Norris Road. This exciting flexible space will feature 106 units of affordable housing on the upper floors and a community resource hub and small business incubator on the ground floor. This project was made possible in part by a $1.5 million grant from Vancouver’s Affordable Housing Fund.

The Heights District

The Heights District is the result of a coordinated multiyear effort between the City and the community to redevelop the former Tower Mall and surrounding area in central Vancouver. This new district will be a vibrant, walkable, mixed-use neighborhood that is strategically located in the heart of Vancouver — a place where a mix of services and amenities, such as stores, restaurants, parks, schools and transit stations, are within a 20-minute walk. The project team is currently finalizing the design and engineering of the infrastructure of the new district.

Vancouver Innovation Center

The City is in the process of reviewing a revised Mixed Use Master Plan and associated Development Agreement for a 179-acre site located along S.E. 34th Street, just east of 192nd Avenue. An initial Master Plan, Development Agreement and change to MX zoning was approved in 2021, to allow for improvement of an existing 700,000 square foot industrial building, surrounded by development of new residential, commercial, and mixed-use buildings, including a plaza, a forested park and a school.

Vancouver’s historic waterfront is welcoming jobs, restaurants, shops, housing, a hotel and a park as new development reconnects 35 acres along the Columbia River to the city’s historic core.

Waterfront Gateway

Waterfront Gateway is a 6.4-acre development site in the heart of downtown Vancouver and comprised of multiple parcels that are largely undeveloped and owned by the City. Located between the historic downtown core and the new development underway along the Columbia River, Waterfront Gateway offers an exciting opportunity to activate and connect key areas within the downtown community.
